What is creative finance in plain English?

Instead of a bank writing a new mortgage, the buyer and seller agree on the price, down payment, interest rate, and length themselves. Everything is written up and recorded by a title company or attorney, so both sides are protected.

Is this legal?

Yes. Seller financing, subject-to, wraps, and lease-options are standard real estate tools used every day. We use recorded documents, licensed title and escrow, and written disclosures on every deal.

Do I need good credit or a big down payment?

Credit matters far less than it does at a bank, and down payments are negotiable. Bank loans are currently around 7%, and creative finance often means lower monthly payments without a huge chunk of capital upfront or a hard money loan.

What areas do you work in?

Our handyman and in-person work covers Ponte Vedra, Jacksonville, and within 50 miles. Creative finance deals we do nationwide.

Why do the intake forms require a payment?

Paid intake keeps out spam and non-serious inquiries so our team spends its hours on real buyers and sellers. Every paid intake includes a 30-minute to 1-hour follow-up consultation where we review your situation, confirm the numbers, and polish your position.

What does the $28 Strategy Call include?

A focused 30-minute to 1-hour consultation, a structure recommendation, and a written next step. It is non-refundable. Buyers can upgrade to the $280 active-search option, and Deal Structuring is $280 with a $200 refund if a deal is not finalized within 60 days.

How long does a creative finance deal take?

Most deals close in two to four weeks once terms are agreed, because there is no bank underwriting queue. Timelines stretch only when title issues, tenants, or liens need clearing.

Can you renovate the property too?

Yes. Our in-house handyman division handles renovation, repairs, roofing, gutters, outdoor reconstruction, and full home reconstruction — including fixing properties for flippers and investors.

What is the tennis or golf consulting offer?

Completely optional: we meet you on the tennis court ($128 per session) or the golf course (you cover the tee time plus $80 for my time, nine holes) and consult on your deal there. Ponte Vedra and within 50 miles only.
